2.1 DESIGN PHASE

The basic Consultation fees for tasks as described above should fall between the following ranges based on the level of complexity and extent of responsibility placed on the Architect. The lower ranges represent the minimum recommended charges while the higher ranges represent maximum recommended charges. When you contract for this service be sure to agree with your architect/engineer beforehand on what he or she is going to provide you.

 

Preferred Option - (percentage of construction cost)

1. Conceptual Design 1% - 2% of construction cost

2. Design Development and Construction Documents 1.70% - 4% of construction cost

3. Bidding or Negotiation 0.3% - 0.5%

Construction Cost Total 3% - 6.5% of construction cost

 

CONSTRUCTION PHASE

Construction Administration 2.5% - 5.5% of construction cost

 

TOTAL BASIC SERVICES (preferred option)

5.5% TO 12% of construction cost

 

SUPPLEMENTARY OR ADDITIONAL SERVICES

In addition to the above, some projects require the input of consultants to prepare the project scope. For these services, the suggest fees are as follows: Preliminary Studies 0.5%. These studies may or may not be required, depending on the scope of the project.

 

Pre-project Design 1.0 to 1.5%. Generally, during this stage, the architect/engineer will meet with the client in order to discuss the client's construction requirements. With this information, the architect/engineer will prepare drafts of the proposed construction project for review by the client. These drafts should include site planning and preliminary drawings such as elevations, or 3D marketing drawings.
